Solo East Condos: The newest condo development of affordable condos in East Nashville
The new Signature Tower was scheduled for completion in 2009 or 2010. Below is an artist's rendering of the new project currently under construction. Unfortunately, the project never broke ground, but in recent years, the Gulch has been the scene of new developments like the Twelve Twelve tower and rental units like Pine Street Flats.
Other areas of the downtown Nashville condo market have seen a number of projects in the works and under construction. Compared to other downtown residential properties, Nashville condos are still well under the national percentage of residents living downtown.
Two areas have seen the highest concentration of new condo developments. The area just off Broadway called South Broadway or SoBro. The area has been given renewed focus by the new Symphony Hall. This led to the naming of one of the developments "Encore Sobro"
Now the newest condo project to come to the market is "The SoBro" Work will soon begin on one the most anticipated condo developments that give the owners the ability not only to see some breathtaking skyline views but also to have lots of outdoor living space in the form of balconies that can actually be used.
The Gulch has perhaps received the most attention in the local media due to the number of developments there. The Icon, The Terrazzo, and the Velocity are concentrated in this area of downtown Nashville, and already, the new addition of restaurants such as Kayne Prime, Sambucas, 404 Kitchen, and Luogo have seen this area become a new destination for the young and trendy and those in search of an upscale cool ambiance.
The Velocity and The Icon added new retail space, which increased the appeal to buyers who want to live in an urban environment with access to chic and upscale coffee shops, restaurants, designer clothing stores, and more. The feel of this new urban living will be similar to New York, LA, and London.
This new area and environment at the Gulch was initially thought to appeal to the younger end of the condo buying market but the attraction of living downtown has proven to be across the board. People who are in their late to mid-fifties are seeing the benefits of owning a second home and spending time downtown, either working and spending a few nights there or just enjoying all the new nightlife and entertainment that Nashville is offering.
Finally, the buyers that are reaching retirement are no longer following the traditional traits of buying one last home to live out their days. Today's 55+ buyers are wanting to experience more of the entertainment and nightlife and not just live in one area. They want to travel, see the world, and come back to a cosmopolitan environment without having to worry about up keep of the property while they are away. The downtown condo is proving to be very appealing to this new breed of retirees!
What started with bad timing with the collapse of the real estate market in Nashville and the USA has finally led to a success story as these condos have some of the best views of downtown Nashville and have become a favorite location to watch the famous firework display on July 4th.
