The advantage to the public, in using our site, is that you have the ability to instantly search all the homes that are currently listed for sale and the refine your search by the search fields which also include removing any of the homes that are currently under some form of an offer but with a "contingency".
The contingencies that a seller's realtor can place on a contract range from:
"sale of home" which means that the buyers still have to sell their current home before that can move forward with the purchase.
"finance contingency" has a wide scope and can mean that the buyer has yet to be approved for a mortgage, or it can be an appraisal that still needs to be completed so that the buyers financing can be approved.
"spousal approval" this means that the buyers have made an offer, it's been accepted by the seller, but one of the buyer's spouse still has to approve the sale. This usually occurs when one of the spouses is responsible for finding the home and then negotiating the contract with the spouse, but leaving final approval on a physical review of the home.
"inspection contingency" is the most commonly used contingency and can effectively keep the home actively listed for sale which in reality benefits the seller and listing realtor so they can generate more interest and perhaps a backup buyer.

This can be useful in that you would get excited about a home that is effectively sold, just not closed, and leaves you free to concentrate on the active listings.
Searching For Homes
Searching for homes has been one of the biggest changes in the real estate business in the last 15 years.
Prior to the internet agents were relying on the use of multiple listing books which eventually led to the multiple listing services which we all know today's as the abbreviation MLS and is commonly known to mean "homes for sale" that are listed by a Realtor.
In the past buyers would also have to drive around with an out of date magazine and try and located where a home was only to find that it had sold two weeks ago! With the advances in technology today's home buyer just has to have access to the internet and a computer to sit back and "surf" all the homes and neighborhoods online.
In a lot of respects, this has made the search for real estate for out of state buyers extremely easy in that now they can get a good idea of what to expect if they were to buy a home in the new city. They can start their search using the biggest criteria to narrow their search the price. Once they have refined the price they will be able to see only the homes that are in the $500,000 to $575,000
With the use of the interactive mapping technology, the buyer can just mouse over the home and see if they like the look of the home. They can then add this to their list of favorite homes and within the space of half an hour, they can start to get a feel for the real estate market in, in this case, Nashville Tennessee. This process is being repeated all across the country from Key West to Seattle.
Now before someone even considers a relocation request they can use the internet to research the real estate market in the proposed city and get a feel for the lifestyle and conveniences that would be available to them as residents of that city.
