Property Status Explanations

This is a quick guide to explain the status associated with each property we have listed on the site. 

There are 5 possible ways to describe the actual status of the listing:

1. Coming Soon

This is used for properties that have been entered into the MLS but have not yet been made available to the public to see. This allows people to know that these properties are about to be marketed for sale.

2. For Sale

This status applies to properties that are actively listed for sale and currently do not have any contracts on them.

3. Under Contract

This applies to properties that have a contract on the listing but still have some form of contingency such as an inspection contingency, finance contingency, or sale of the home.

4. Pending Sale (No Showings)

This applies to listings that have essentially some contingencies to meet but the seller and listing agent have agreed to not allow any more showings.

5. Closed (Sold)

Once a property has been through the inspection period and all contingencies are removed the property can then be actually closed on and sold.
