Historically, there's been a tendency for homes in Nashville to be built on top of rock, which actually decreases their chances of having basements. That said, part of the attraction of Nashville real estate is the fact that the topography includes rolling hills.
As the land in and around Nashville has become more and more expensive, lots that were at one time thought to be unsuitable for building because of their steep slope, have now become desirable properties.
In an effort to minimize slope and to make basements a possibility, areas such as Brentwood, Belle Meade, Forest Hills, and Green Hills are seeing an increase in the number of lots being cleared of trees and leveled. New homes are then being built upon these highly sought after lots. Property in Tyne Estates is also in high demand because of the landscape, and areas to the north of Nashville are becoming more popular and include such neighborhoods as Hendersonville, Gallatin, and Goodlettsville.
As with other major cities, the demand for Nashville land is increasing. Fortunately, there are a number of old farms in the area that are ideal for developing new subdivisions and retail centers. Development of this kind has proven to be successful at attracting people and building infrastructure. For example, Hendersonville is home to a new 400-acre shopping development at Indian Lakes, and Mt. Juliet has Providence—an expansive mixed-use development.
