Nashville Tennessee is undergoing an explosion in the development of new condos, revitalization of the old historic mills and warehouses as well as a rebirth in the interest in living and working downtown. Other areas of the downtown Nashville condo market have seen a number of projects in the works and under construction. Compared to other downtown residential properties Nashville is still well under the national percentage of residents living downtown.
SoBro and the Gulch Condos
Two areas have seen the highest concentration of new condo developments. The area just off Broadway called South Broadway or SoBro. The area has been given renewed focus by the new Symphony Hall. This led to naming of one of the new projects "Encore Sobro"
The Sobro
Now the newest condo project to come to the market is "The Sobro" Work will soon begin on one the most anticipated condo developments that gives the owners the ability not only to see some breath taking skyline views but also to have lots of out door living space in the form of balconies that can actually be used.
The Gulch
The Gulch has perhaps received the most attention in the local media due to the number of developments there. The Icon, The Terrazzo and the Velocity are concentrated in this area of downtown Nashville and already the new addition of restaurants such as the Radius, Sambucas, The Watermark have see this area become a new destination for the young and trendy and those in search of an upscale cool ambience.
The Velocity and The Icon will add new retail space which will increase the appeal to buyers who want to live in a urban environment with access to the chic and upscale coffee shops, restaurants, designer clothing stores and more. The feel of this new urban living will be similar to New York, LA and London.
This new area and environment at the Gulch was initially thought to appeal to the younger end of the condo buying market but the attraction of living downtown has proven to be across the board. People who are in their late to mid fifties are seeing the benefits of owning a second home and spending time downtown either working and spending a few nights their or just enjoying all the new nightlife and entertainment that Nashville is offering.
Finally the buyers that have are reaching retirement are no longer following the traditional traits of buying one last home to live out their days. Today's 55+ buyers are wanting to experience more of the entertainment and nightlife and not just live in one area. They want to travel, see the world, and come back to a cosmopolitan environment without having to worry about upkeep of the property while they are away. The downtown condo is proving to be very appealing to these new breed of retirees!
