Down Town Condo Trends

With the advent of the desire of the younger "hip and cool generation", as well as the affluent baby boomers, the desire for buyers to live and work in the city has become an established trend. people also enjoy the social interaction before and after work as well as enjoying a minimal commute.

London and the rebirth of DownTown

In London, England in the early 1980's, areas that were once seen as derelict and not at all desirable, were transformed and areas like the Docklands invigorated the real estate market and the new urban chic was in. This trend has contuned around the rest of the world and downtown Nashville is no different.

The Gulch area of Nashville

The Gulch has been one of the "overnight" success when it comes to the condo market. Started in the hey days of the real estate boom, the Icon and Terrazzo almost sold out ober night when the unites were being pre sold. As the condos were then made ready for closing, the market had taken an dive, and some of the financing that was previously available was no longer something that a lot of buyers could qualify for. This meant that a number of people decided to just back out of their contracts and lose their earnest money etc. As a result eventually the Terrazzo ended up auctioning of its units for significantly less than the original list prices. The good news was that lots of people bought into the condo lifestyle and the Gulch area started to have full time residents who had disposable income. This meant that the local business started to thrive and create their own appeal and draw other people in to the area. 

Today the Gulch area is thriving and the condos for sale are now part of the usual real estate cycle of resale units.

Nashville's Condo Market Growth

Nashville is going through some very similar growth characteristics. Other major metropolitan areas such as Chicago, Atlanta, and Dallas have a much higher concentration of urban home owners living in the core of the downtown area.

The first to recognise that Nashville was not providing the opportunity for buyers to live and work downtown was Tony Giantantarra. His vision of a new downtown resident community led to the development of a number of small downtown projects that has created a boom in the number of downtown developments.

The Signature Tower

The Signature Tower is perhaps the most ambitious of all of the developments and has focused on the wealthy and successful baby boomers that have a "place" in the suburbs that can be described as the "family" home. Although the project is now on hold, I think the concept will soon be revived, as the downtown area will become even more attractive to residents as the number of facilities increases which will be given a huge boost by the Nashville convention center.

Now that some of the kids have left and the parents have the ability and resources to indulge in more of the cultural activities offered by the services downtown, the thought of actually living there as well is becoming more and more popular.

The buyers of the condos in the Signature Tower are looking for quality and convenience. They are used to the high end fixtures and fittings found in their suburban homes and will not settle for any less in the downtown condos.

Having the facilities of a full service boutique hotel at the residents disposal add a whole new level of interest to the Signature Tower.

The Gulch and The SoBro Areas

The young and trendy are also being catered to in areas like SoBro just off Broadway in downtown Nashville and the Gulch area. Developments like the Icon, the Terrazo and Velocity are appealing to the upwardly mobile downtown professionals known as the Dow-Tow-Pro's

The DTP's have a disposable income and don't want to travel far from home to spend it. This has resulted in the creation of urban destinations such as the Gulch where all sorts of entertainment and culture can be found with a stones throw of the new condo developments. Work is only 5 minutes commute as is some of the coolest, hippest, trendy restaurants and nightlife offered by the city of Nashville.

The desire to emmulate the lifestyles of the LA crownd and NYC has been seen by many through the TV shows like Sex in the City and Entourage and now the young and trendy in Nashville have there own fashionably cool residential district...The Gulch and The SoBro areas of downtown Nashville.
