SoBro: South of Broadway
The Sobro area of Nashville has been undergoing a real estate facelift over the past year or so. Only a few years ago savvy investors could have bought real estate that would produce a huge return on their money with the advent of the downtown real estate boom.
The Sobro is the newest downtown condo project to come to the market in Nashville Tennessee.
The Sobro is likely to be the next of Nashville’s most sought after addresses. The project will be located at 3rd and Peabody just behind the Symphony Hall.
The Sobro will be a few minutes walk to Nashville’s downtown mix of nightlife, restaurants, and cultural activities.
The views from every room at The Sobro will be one of the biggest selling points of the nis new development. You’ll have the complete Nashville skyline, totally unobstructed, unlike some of the other high rise developments. The interior and decor will be all that you would expect from a developer that has spared no expense in bringing the best in design and architectural input to create this new development
The suites will range from less than $200k to desirable penthouse suites with over 4000 sq feet and 360 degree panoramic views of downtown Nashville.
Did you hear that the skyline in Nashville is going to be changing with six upcoming buildings? Bridgestone Americas plan to have a 30-story high rise built in Sobro for their corporate offices to reside. The JW Marriott hotel and a 25-story office building are planned for the area at 8th and Demonbreun. You can also expect to see a couple of apartment high rise buildings and more hotels.
This means plenty of new options for staying or living in Sobro that might mean better opportunities for you to live, work and play in one area. Here is a look at the changes coming to the Sobro Skyline soon.
The JW Marriott is expected to start construction in the summer of 2015. They plan to open in the late part of 2017 where you’ll see a 500-600 room hotel at 8th and Demonbreun. This 35-story hotel is going to bring 650 jobs to the downtown Sobro which is going to be great for the local economy.
In addition to the hotel, the 3.7 acre lot is going to feature a 25-story office building in the same location. The office building will be around 400,000 square feet in size purely meant for office space. They are expecting to be able to house about 1,200 jobs in this space.
Get ready for one of the tallest towers in the city. Bridgestone Americas is coming to the area between the river and the Country Music Hall of Fame located on Demonbreun Street. The company wanted their corporate offices to be located in this area and a 30-story high rise is planned to be built in Sobro which is considered a huge accomplishment. 1,700 employees, including 600 out-of-state employees, will be moved to the downtown location and they will be the only company in this building.
Also coming to the area is the Westin Hotel at 100 Clark Place, the first one in the area that will be located at 8th Avenue. It will be a 27-story, 452- room tower ready in 2017. Two apartment buildings are coming to the area as well. Expect to see The Sobro, a 342 apartment building with parking and street level retail. It will be a 33-story luxury apartment by Tony Giarratana located at 418 Second Street.
In addition, a 23-story apartment high rise costing $75 million is coming to 641 Division Street. It will be called The Crescendo and will feature 330 apartments, a garage for 600 parking spaces and ground level retail.
The Sobro skyline is going to be changing in 2016 and 2017 with these exciting additions.
A co-development was proposed a few months ago for the SoBro area of Nashville. This mixed-use office building will take over a 24-story location south of Broadway. It will be directly across from the amphitheater and the park, which are being built on the riverfront.
Developer C.B. Ragland Co. from Nashville and developer Hines from Houston plan to create a 375,000 square foot building, which could bring as many as 1,500 workers to the Nashville area. The designs were put up for review back in March.
This mixed-used building could be started in the third quarter of 2015. The plans show the building wrapping around the historic C.L Ligget Building. It will also include a parking garage.
This development is one of many happening in the SoBro area. A few of the projects underway already include the Bridgestone Americas' new corporate headquarters building, a 24/7 diner and a new apartment tower.
Another big development was announced in late February from an Ohio-based developer called Lifestyle Communities. They paid $850,000 for land located at 716 Third Avenue South, which is across from the Howard School Office Complex. The company plans to expand their Nashville presence with the land. They plan to build a new apartment development on the land.
Lifestyles Communities is also working on plans for a 450-unit mixed-use building for land on Second Street North and Madison Street. This development will be called LC Germantown and will take up about 4.7 acres of land.
With so many new projects in the works for the SoBro area, many new residents could be coming to the neighborhoods very soon. Jobs will be on the way with the new mixed-use project, along with some of the other projects. The area is prime for development and other new projects may be announced soon.
