Nashville Luxury and Estate Homes
Nashville is home to a large number of impressive luxury million and multi million dollar homes and estate homes. The luxury home and estate home market in the Nashville area has the highest concentration in the Belle Meade, Brentwood and Franklin areas just to south of downtown Nashville.

Luxury Home Features
These homes as standard tend to have Viking, Wolf and Sub Zero appliances. Gas ranges are a must and the kitchens in this price range often are complemented by a catering kitchen which is also equipped at the same level.
Summer kitchens and outdoor living have become increasingly popular as the appeal and ability to enjoy the temperate Tennessee climate becomes known to more and more of the new home owners. The combination of a salt water pool, cabana, summer kitchen can easily add up to $500,000 to the cost of a luxury home in Nashville. The standard of "must haves" is the media room. In some homes a dedicated media room can cost anywhere from $50,000 to well over $500,000 This would rival some of the home theaters found in homes in LA and Hollywood.
Homes under $1,000,000 will probably combine functions of rooms but at the luxury home level rooms tend to be totally dedicated to certain activities. A fitness room with flooring, mirrors and TV's can rival that of the local gym and have a steam room or sauna to complement and finish off the work out.
A games room for pinball machines, snooker or pool and card games is very popular and can also include a big screen TV to keep upto date with any sporting events.
As with most homes the bathroom has become another frontier that continually keeps being pushed higher and higher when it comes to luxury living. The steam shower, under floor heating, marble tiles, imported hand blown glass tiles, antique furniture, a dedicated laundry room, travertine tile are all almost standard features in homes in the $2,000,000 range and above.
Luxury Condos
Luxury condos are an emerging market in Nashville with penthouse suites in the Signature Tower selling for $5 million. Luxury town homes in Belle Meade are also being developed with an entry level of just under $1 million.
Gated Luxury Subdivisions
Gated subdivision are popular in the Brentwood and Franklin areas and to the north east in Hendersonville and Gallatin. There are some feature fantastic golf course subdivisions and they have country club membership as an optional extra.
Two of the gated communities have manned gates for extra security and these are the Governors Club in Brentwood and Laurelbrooke in Franklin Tennessee.
Hidden River in Franklin is perhaps one of the most exclusive subdivisions in the Nashville area and is actually in Franklin Tennessee. Most homes here are on 8 acres or more and entry level is around $4.0 M
Hendersonville and Gallatin both have upscale executive, estate and luxury homes on the lake and golf courses which are becoming more and more popular as the infrastructure is completed.
New retail developments continue to grow and in some cases rival Cool Springs to the south. Indian Lake in Hendersonville will cover about 400 acres and has brought a new appeal to the Sumner county area in addition to the attraction of Old Hickory Lake. The upscale retail outlets have a direct correlation to the number of luxury homes in the immediate area because with out the disposable income of the luxury home residents these upscale stores could not survive.
Nashville Luxury and Estate Homes
As the Nashville real estate market continues to grow so does the demand for luxury, high quality homes in exclusive high end neighborhoods where the entry level for the subdivision is around the one million dollar mark.
The estate homes tend to be on larger lots and usually start around the one acre mark. LaurelBrooke features some new additions built by established luxury home builders like Mike Ford. Mike has recently finished a $4.9 estate home complete with saltwater pool. This is a home that truly has to be seen to be fully appreciated.
Older Neighborhoods Revitalized
Some of the older well established neighborhoods in areas such as Belle Meade, Forrest Hills and Green Hills have homes that are comparable to any luxury home throughout the United States although a $7 million dollar home in Nashville will me more house than a comparatively priced home in say Los Angeles California.
West Meade and the streets around Jocelyn Hollow is a emerging source of estate and luxury homes and have taken advantage of the older larger lots that can be combined to situate a $2-3 million dollar home that are being built to the highest standards.
Brentwood and Franklin Luxury Estate Homes
LaurelBrooke in Franklin is a perfect example of a gated community and has recently seen sales of homes costing around seven million dollars. The Governors Club in Brentwood has some of the finest examples of custom home building by builders such as Aspen Homes as well as some of the bigger luxury home builders such as John Weiland Homes.

Franklin and Brentwood are popular areas for the purest from of the estate home historically and is represented by the equestrian properties and horse farms that to be found here. Leipers Fork is probably the center of the equestrian home market with developments like Beechwood Plantation providing estate lots in an equestrian community with homes starting in the $2M range and up.
Princeton Hills in Brentwood is another example of some well designed and very appealing luxury and estate homes and range from around one million dollars to well over two million dollars.
Windstone is another Southern Land Company development that is located just around the corner and again gives the luxury and estate home buyer a good selection of custom home builders to choose from.
Nashville Luxury Lakefront Homes
Lake lots in Gallatin in the Fairvue development are just about sold out but there is a new development on the lake in Hendersonville called Foxlands that will attempt to meet the desire for luxury lake homes in a world class golf community.

The increase in demand for luxury homes in Nashville, Brentwood, Hendersonville and Franklin has also seen the fortunes of the smaller independent luxury home builder on the rise. Builders have even relocated here form traditional luxury home markets such as California.
One luxury home builder in the Governors Club in Brentwood commented "The market for quality homes just continues to increase and will do so for the next fifteen years even with a downturn in the real estate market."
As the demand for upscale luxury homes close to down town Nashville in areas like West End, Belmont, Green Hills increases it has meant that homes that were built in the 50's and 60's are now becoming sought after for their over sized lots and fantastic location.
These homes are being bought entirely for the lot, demolished and then instead of a $500,000 60's ranch a state of the art $2 million dollar home is built.
If you drive through some of the older neighborhoods such as Cherokee Park you can now see total renovations of homes that are being reproduced in places like Westhaven in Franklin but in the original community setting that is becoming so appealing to the modern buyer who doesn't demand a 2 acre yard and is happy to see the garage and "guts" of the home at the back of the lot. These back alleys also enable private parking and keep the front elevation of these luxury homes intact.
