Today was an great example of how a well thought out and organized listing presentation can educate someone that their house is now worth a little less that it was in the previous real estate market climate and that as a seller, you have to go the extra mile to impress the current home buyers.

The listing presentation prepared by TAREG of RE/MAX Elite Realtor, Jonny Lee, clearly showed to the seller that the market for homes in the Hendersonville area is now, more than ever, a buyers market and that to be considered as a potential home for any buyers the home has to presented in the best possible light to maximise all the great features that were found in the home.

It really all comes down to putting yourself in the shoes of the home buyer and looking at your property with a fresh set of eyes. With all the properties that are on the market today logic will tell you that the best homes will sell first and this assumes two fundemantal points. 1. That the home is priced correctly and 2. that the home is marketed well.


Having the home correctly priced can make the difference between the home being listed for months and months or being sold in under the average days on the market for the Nashville area. Once you have had the comparative market analysis prepared and determined that your home will sell in a certain range, the next thing to do is to make sure that you maximise the presentation of the home to the buyers that will be looking at your home. Buyers can be picky now, and they can quickly remove a home from their short list if they see that there is lots of potential but lots of potential work too! I would say that 90% of the buyers that are looking to buy a home in todays market want to take the path of least resistance when it comes to maxmising the investment meaning that they want to get the best value for money with the minimum amount of effort in terms of renovating.

Bringing The Home Upto Date

Having a home that is older and slightly dated means that the buyer will immeadiately see comparisons of the current market because thats what they are seeing when they look for homes. As they review all the homes they have chosen they will quickly get a feel for what's acceptable in your price range, and if they see that all the homes they like have granite counters in the kitchen and stainless steel appliances then this is something you are going to have to seriously consider installing. What will work for you, and has done so over the last say 15 years, will not measure up now to the other homes on the market. 

Making an Investment in Your Home

Making a relatively small investment in your home can really make the difference to the home selling or just stagnating on the market. People will always have the suggestion "I'll just offer an allowance" but the problem is here that you are just differing the hassle to the next person who buys the home. In todays marjet there a lots of homes that have done the work and made the home that much more attractive to the buyer so they don't have to do any more work!

List Price Reduction

Reducing the listing price to reflect the investment required to bring the home up to date is one possibility, but when there are so many homes that are doing the same thing, the homes that are going to stand out are the ones that have taken the trouble to prepare themseleves for a sale and removed any possible objections.

At the end of the days I find that most people have the same basic requirements in a home in that it is clean and has no deffered maintainace and that it is in move in condition without having to undergo any renovations or major redecorating. Basically you are making your home have the path of least resistance for the buyer.
