2011 turned out to be a great year for The Ashton Real Estate Group of RE/MAX Elite.

With 25 agents the teams production climbed to just over $65,000,000 in terms of value of the homes sold in Nashville. This was a production figure that was recently recognised by RE/MAX at the RE/MAX convention in Las Vegas in March 2012. 

One of the awards that The Ashton Real Group was hoping to be considered for was the Top 100 teams in the USA. We had previously been 98 in the USA but were hpoing this year to make it in to the Top 50. As it turns out we were placed at #25 in the Top 25 RE/MAX real estate teams in the USA!!!

The good news for our team is that there were no other teams from TN in the top 100 so I think that we can safely assume that we can say

Perhaps the major benefit for the consumer in the internet age is the wealth of data that is available online. This means that anyone can start collecting information and compiling reports that can be very informative and provide excellent guidance about the real estate market trends.


The down side with all the data is that some times the source of the information is not always clear and the picture can be skewed to produce different results and also the site may just be providing information as a way of capturing information about a user to then sell to a 3rd party associated with real estate such as a mortgage company or an individual realtor. Some companies will sell the same information to more than one realtor so as to triple their revenues and

Jarrod had another busy week in real estate with both buyers and sellers.
He showed investment and commercial property to a referral client in Nashville and Old Hickory, then showed homes to four different TAREG clients in Fairview, Hendersonville, Nashville, Spring Hill and Hermitage in addition to showing another referral client some  Hendersonville TN homes

Jarrod is also negotiating a contract on a foreclosure in Spring Hill and is writing an offer today in Donelson.

On the listing front he had a home inspection done on his listing in Hendersonville and is on track to close the beginning of April. He also has a new listing coming on the market in Hendersonville next week and one getting ready in Goodlettsville that should be available in April.

This week I showed properties in West Nashville to a First Time Home buyer for the second go around and showing property onSaturday to a couple in the Gallatin area.

It's definitely getting busier now in Nashville as I see properties becoming unavailable pretty quick when just listed. BUYERS need to start moving quicker when deciding on a home.

The Nashville Market is starting to pick up!

Laura Tanti of the Ashton Real Estate Group of RE/MAX Elite is busy negotiating a contract on a condo for clients from Texas.

She has also been working very hard for a buyer from Denver purchasing a home in Smyrna for their son, they may write a contract this week bases on her video photography. 

Luckily her client from Florida, whom waited too long to make an offer on her dream home in Murfeesboro, has just learned from Laura that the contract fell thru and she has a second chance....

Laura will also be showing lake front properties to a family Monday and Tuesday looking for a Vacation home on Old Hickory.

She is very close to wrapping up a decision with an investor from Chicago to purchase 3 homes in the Antioch area...ahhhh deep breath.

Here is a piece of news sent out by the Tennessee Association of Realtors to its realtor members but it reflects the growing sense of optimism amongst the realtors I know in Nashville TN that the buyers are really starting to realise that there has never been a better time to buy a home.

The means that there will be more and more buyers going after that one home that is "perfect" and is well priced and has all the signs of a well maintained homes as well as not having any clutter, deferred maintainace and all the other aspects that need to be taken into account when listing a home.

Jonny followed up the 3 closings he had in January with another 3 in February.

Who said Real Estate is slow in the winter months? Who said we just experienced winter, felt more like a long Fall to me!

Anyway, 2 of Jonny's closings were in East Nashville, one of which was at 5th and Main which is possibly the hottest development in all of Nashville at the moment. With over 70% of their units under contract or closed in the last 4 months, the new pricing has really started a gold rush. Jonny has another 5th and Main closing lined up for March and is definitely worth calling if you have any questions about this building.

Great start to Spring. 2 closings this week with Brand Mortgage, who rescued one deal for me and did a great job closing another on time. Armando, Dana, and Sandra deserve a lot of credit for the job they do.  

Two closings for next week totaling about $1.5mil closed in a two week period.  

Plenty of buyers are being more engaging due to the nice weather and brightened economic forecast.  

Writing a commercial lease this weekend.

Looking forward to a sunny spring and to turning Nashville into Ca$hville.

Paula has firmed up another offer on a home in Hendersonville in the $300’s. Armando SanMiguel, with Brand Mortgage is taking care of the financing on this deal and Ryan White, with Raymond Preston & Reed is writing the insurance policy. 

She also successfully negotiated a contract on a condo in Franklin in the 200’s. 

Paula was busy showing property this past weekend in Kingston Springs, East Nashville & Green Hills. 

She also has a client viewing the Brownstones in Franklin. 

In a couple of weeks, she has clients coming in town to view property in the Hendersonville area in the $400’s.
