The Ashton Real Estate Group of RE/MAX in Nashville TN has a new recruit to the team.  Theresa Reiley has joined the team and is already getting off to a great start working with a buyers from Washington DC and Nashville.

Theresa will be spending the next few weeks getting to know the systems and become more familiar with The Ashton Real Estate Group proceedures. Theresa has started a great time as the real estate market in Nashville really seems to picking up with many of the realtors in Nashville starting to report more and more signs of a recovering real estate market.

One of the biggest signs of postive activity is the number of multiple offers on homes. As the supply of homes available starts to reduce and the number of buyers who are actively looking to take advantage of the low interest rate increases that means that the most desirable homes tend to get more and more people interested in looking at the home.

As the most attractively priced homes with the best curb appeal and condition, in addition to a desirable loaction, start to attract buyers the end result is usually a offer presented by a realtor for their buyer. Beacuase of the universal appeal of the home the other buyers looking in this price range with start to submit offers and then we get to the miltiple offer situation. This then helps to raise the final sales price for the home, which then helps with the comparable sales for the area which inturn helps to raise the listing prices for other homes.

As the buyers that lose out in the multiple offer situations become aware that they have lost the property they were interested in then the midset of the buyer changes. Now they realise they can't justkeep waiting for another opportunity to come along they actively start seeking homes that they think will work for them. When they do find that home they are now motivated to make an offer and in order not to lose out to another buyer, they tend to make a stronger offer. This then adds to the rising sales prices of property which in turns feeds the real estate market revival.

It seems that Nashville TN is at the start of this market change to a sellers market. lets hope the positive signs continue over the next few months :)
