Starting Selling Real Estate in 2001
When I first started selling real estate in 2001 I was working with Crye Leike realtors and they introduced me to the concept of floor duty. In 2001, before the real growth of online real estate, lots of people were still searching for homes in Nashville using the tried and tested methods of driving around an area they were interested in and looking for homes with a for sale sign in the yard.
If the buyers were interested in a home they would simply call the real estate office number on the sign and request more information. Crye Leike, like many of the real estate companies in Nashville, had a receptionist that would answer the phone calls and then pass these calls on to the listing agent if he or she was in the office. For the inquiries that wanted information about a home when the listing agent wasn't in the office, they would then make sure the potential buyer had the opportunity to speak with a real estate professional. This is when the call is passed through to the realtor on floor duty.
New Agent Getting Business
For me, as a new agent, it was a great way of actually getting to talk to some one who was actually interested in a home and perhaps wanting to actually meet and then see the home in person. As a result I was a regular fixture on the floor duty roster and would always try and take up any open spots when other realtors were not available.
In fact, in 2001, I was in the floor duty office when America was attacked on September the 11th, and to this day will always remember the moment of being told by the staff that America was indeed under attack. There was no TV or radio so I was a little in the dark as to what was happening but I did leave to be at home with my family like the rest of America that day.
Joining RE/MAX Elite
Since I left Crye Leike and then moved to RE/MAX Elite to start my own real estate team and concentrate on developing my real estate career I found that the number of people looking for real estate online was growing and this was a great source of business for me. As the number of inquiries grew, so did the number of people on my team, and now we are at 25 agents.
The number of people looking for homes online has consistently grown each year since 2001 and as the quality of the websites have improved so has the desire of the home buyer for instant results when search for homes.

This has all lead to reinventing the old concept of floor duty and at TAREG we have created whats become known as Virtual Floor Duty.
