Shopping Malls in Nashville Part One

Nashville, Tennessee can certainly be considered a shoppers paradise since it plays home to a dozen retail outlets and shopping malls. There is the 100 Oaks Mall, the CoolSprings Galleria, Rivergate Mall, Providence MarketPlace, Opry Mills and the Prime Outlets at Lebanon to name a few.

The 100 Oaks Mall is a unique mix of shopping and health care that sets it apart from many of the other malls in and around Nashville. It has about 20 different clinics, and is much easier to access than many of the larger malls in the area.

The CoolSprings Galleria is home to a 500 seat food court. With over 160 stores in the building, this Galleria is huge, and offers a whole lot of selection, and is sure to have something for every kind of shopper.

What was a shooping Mecca, Hickory Hollow Mall, had been a great place to shop, and although it will be closing down as many of the stores were given a 30 notice to vacate the premises in June, it is a great place to find deals thanks to those stores closing down. The rest of the stores, mostly department stores, that will remain will be able to do so until their lease expires with no option to renew.

Opry Mills has an IMAX theatre and an aquarium, oh, and it’s a awesome newly renovated mall too. There are tons of high quality specialty stores like Bass Pro Shops. It is certainly a fun place to visit, and even if you leave with full hands, you will also most likely leave with empty pockets as well ;)

The Prime Outlets at Lebanon is just 25 miles east of the city, and those familiar with any of the other Prime Outlets location will fell just at home in the open atmosphere containing many high end outlet stores.

Nashville's Housing Market Conditions

Over the past several years virtually every city in the nation has been hit hard by the recession and housing market collapse. While Nashville was no exception, people considering moving to this beautiful city won't be surprised to hear that its housing market is recovering much more quickly than most other cities. Since 2011 the home prices have leveled off and and home sales have begun to slowly increase due to many factors.

Nashville is the perfect combination of a big city with the charm and kindness so well known in Southern towns. The job market in the area has been growing at a much faster pace than other cities in the state which has made it a very attractive location for many individuals who are relocating for work. As more and more people are moving to this area from more depressed locations around the country they are beginning to take advantage of the excellent housing opportunities.

Experts agree that Nashville is experiencing an excellent upswing in not only the number of people moving to the city, but also the housing values. While the market is certainly recovering there are many beautiful homes for sale that are still going for significantly less than they had just five years ago. This makes the Nashville an extremely attractive market for buyers because their home value is expected to climb over the next three to five years at a much faster rate than the national average.

There are hundreds of homes available in Nashville Tennessee at virtually every price level. People will appreciate the fact that it is often possible to purchase a large, beautiful home at a very affordable price. The Nashville market is extremely attractive right now, and with the city being such a pleasant and safe area with plenty to do for people of all ages it is growing fast. Anyone looking to relocate should consider Nashville, they won't be disappointed.

Nashville, Tennessee Real Estate Prices

The average price per square foot in Nashville Tennessee for May 2012 was $103. This was down 14.2% when compared to May 2011. The median sale price of homes the period starting February 2012 and ending April 2012 was $142,500 for 409 home sales. This was down 5% from the previous year, which comes to being a total of $7,500 lower. This is most likely due to the huge drop in home sales, which decreased by a whopping 72.8%. There are currently a lot of homes on the market, though, with the total being 3,935, so there certainly is no shortage of homes available for purchase.

For the week that ended on June 6th, 2012, the average listing price for a home for sale in Nashville, Tennessee was $316,626. This was one-tenth of a percent higher than the previous week, resulting in an average increase of $188 across the board. For the two most popular neighborhoods in the Nashville real estate market, West Meade and Inglewood, the average listing prices of homes were $497,013 and $191,218 respectively. West Meade saw a 2.2% increase in their average prices, while Inglewood saw a very slight drop in theirs.

If home sales continue to drop, you can look for the prices of the houses that remain on the market to do so as well. This is especially true for re-sale homes as people will be wanting to sell in order to move. The prices of new homes, however, will remain more stagnant. The median sales price, though, has been right in between that of neighboring cities, and is pretty low for such a nice and highly developed area. Even though this city is fairly developed, the crime rate is very low, especially in the violent category, which only affects 1.53% of the population.

Nashville – A Great Place To Relocate To

Nashville, Tennessee has seen a large influx of people coming in from more depressed areas of Tennessee as well as the rest of the country. There are several reasons for the high amount of people relocating into the area, but the main reason is the affordable housing. The cost of living space in Nashville is much lower than other highly developed areas and cities in the state. While it certainly isn’t the cheapest, it definitely has the most value. Part of this value comes from the lower taxes and utilities.

Nashville has been much more ‘well off’ during these economic hard times than many other areas. This is because many people and businesses have been holding on to their properties instead of selling them at rock bottom prices, which has helped to keep the property values stable. This has resulted in a terrible sales ratio, as the prices have not dropped off in the area when compared to others, but the re-sale value of the homes being purchased are generally much higher.

Construction of new homes has finally slowed down in and around Nashville as well, which will hopefully spur the sale of more preexisting homes. In the past, new homes have outsold at a 10 to 1 ratio over re-sales. This ratio will most likely drop as more re-sale homes come to the market and more of the new properties sell off, without any more new ones to replace them in the market.

With wonderful quality of life and weather, Nashville can serve as a great upgrade with superb value in re-sale homes. It is located in Middle Tennessee, one of the fastest growing areas in North America. Should you choose to move to Nashville, you will find delicious restaurants, a large variety of quality shopping and several high rated schools.

The Nashville Predators and The Tennessee Titans and REMAX Elite

As we approach the mid point of 2012 some of our thoughts will go to the successful seasons both the Tennessee Titans had and the Nashville Predators experienced.

Having two major sports fanchises in the city really does help to attract new residents who look for a city with a rich culture that covers not only music and the arts but sports enterntainment too.

RE/MAX Elite and The Predators and Titans

At The Ashton Real Estate Group of RE/MAX Elite our agents are in full support of the Titans and the Predators. This is not only because of our genuine interest in the success of our home teams but also because of the media interest that is associated with having a successful team and how this helps with the nations perception of our city. Carie Zeier, the owner of RE/MAX Elite is known as one of the strongest supporters of the Nashville Predators and can be seen at nearly every home game! A successful team helps to "sell" Nashville which in turn sells real estate!

Carrie Underwood

When Carie Underwood married one of the Nashville Predators, Mike Fisher, the city officials surely realised that they had a major PR coup on their hands as now they can promote not only having one of the best NFL teams in the country and one of the best NHL teams but having a international superstar attening the games helps to create all sorts o media interest.

The fact that Carie Underwood actually lives in Brentwood also helps to raise interest in real estate in the area. The combination of Carrie and the success of the Predators hockey team can only help the value of real estate in Nashville as the city becomes an even more interesting place to move and one that is recognised across the county as the home of country music but also as the home of two of the most successful sports franchises in the USA!

For Nashville's more outdoors-oriented individuals, going for a nice long hike is a great way to pass the time during the summer without spending a dime. Not only is getting outside good for you, but it is a cheap and easy source of entertainment that is sure to relieve some stress, too. But where do you go to find the best trails? Here are a few places to get you started:

Warner Park – This versatile park has nine separate hiking trails for you to make use of, which means that you won't be feeling bored here anytime soon. Over 12 miles of paved and non-paved hiking trails span this thickly forested park, and each one offers you a unique outdoor experience. The nice thing about a park like this is that whether you are feeling up for a 1 mile hike or a 5 mile hike, you have a place to go without doubling back on yourself. The Park is also used once a year for the society horse racing event known locally as "Steeple chase". This a good excuse to dress up in colorful clothers, overindulge, socialize and have a great time!

Shelby Bottoms – This multi-use collection of paved trails is great for cyclists looking for natural elevations to get some exercise on, as well as anyone looking for a nice easy and beautiful hike along Nashville's Cumberland River.

Beaman Park – This park contains 3 hiking trails for you to explore, each riddled with convenient rest stops that make great places for a picnic or to catch some mid-hike shade during one of Tennessee's hot summer days. The main trail is a slightly longer than 2 mile loop, but there are several smaller farm trails and a nature center as well.

No matter which of these parks you visit, it is always a good idea to bring a friend with you for safety purposes and always be mindful of the pristine Nashvillean outdoors – Leave nature alone, just enjoy the beautiful view and atmosphere.
