This past week Nick focused on his follow up with his clients that he has been talking to. 


He had some great success contacting clients that he has been able to get in contact with in a while.  One is still considering a condo in Wellington Arms, the looked at in the low $200k. range.  Clients that are about a month away from getting serious about looking just under the $200k range.  He has also picked up new clients moving to the Nashville area from Alabama, Florida, Ohio, New Jersey and East Tennessee.  He is also working with first time homebuyers in the Murfreesboro area right around $225k.


He showed property last week to a client moving here from Florida.  She has narrowed her search down to the Mount Juliet/Hermitage/Old Hickory area.   He also spoke with another client who he has been working with and they closed on their house in Florida, that sold in the first weekend of being on the market.  They will be resuming their new home search in the Hendersonville/Gallatin area just under the $180k range.  They are excited to begin their new chapter in Tennessee. 


Thursday he wrote a contract for a great lake house in Hendersonville, with some negotiations, they were able to finalize the contract for around $475k range.  He also was able to attend the VIP Realtor Dinner held by Regent Homes at LP Field.  He was joined by some of the other TAREG team members there.


Saturday he spent the day showing properties to clients that sold their house in the Memphis area, and after making several trips to Nashville, they made an offer on a property in the Mount Juliet area right at the $250k mark. 


This week he is planning showings for a client in from Canada, to show properties they have previously looked at on their last trip to Tennessee.  He is also scheduling showings with a client looking in the Madison area right at $100k and clients looking in the Murfreesboro area, just over $160k. 


The market is crazy busy.  He is getting showings on his listings and might have an offer coming in on one that has been on the market less than 30 days. 


Nick will also be hosting an OPEN HOUSE at his listing at 1417 Drakes Creek Road for this weekend’s National Open House Weekend.  This house is ready for new homeowners.

Mark did a road trip for clients who are considering properties in Spring Hill on Sunday.


 


On Tuesday he wrote a back up offer on a 3 bedroom single family home sitting on 2 acres for just over $200,00. This offer was accepted by the seller on Thursday. Mark also generated a number of focused property searches for clients relocating to Nashville from Florida and from Hawaii. On Friday, after much negotiation Mark closed on a one bedroom apartment with garage at the Enclave Condo development at Hillsboro Village. This is a lovely apartment in an excellent location  and the new owners are delighted with their purchase which was bought for just under $200,000. This was after an extensive search for a downtown Nashville condo


Further road trips in Spring Hill and Brentwood TN are planned for this weekend. The market for real estate in Nashville is definitely showing lots of signs of positive growth!

Renee says according to figures provided by the Greater Nashville Association of REALTORS® there is 17.3 percent increase compared with closings in March of 2011. This is a significant increase and is a positive reflection in the consumer confidence when it comes to buying real estate in Nashville


“Though there are still significant economic challenges, it is clear that the Greater Nashville and Middle Tennessee real estate market is stabilizing and strengthening.” This is all encouraging news and Buyers on the fence should take advantage of the historically low interest rates. Over the next few months I think we will start to see more and more realtors talking about the change in the market and as the multiple offers continue to rise and change the mindset of buyers we will see a postive growth in the appreciation of the real estate values in Nashville.

Jeff Checko has been one of the most active members of the team in the recent weeks and as you can see his personal market update shows a tremendous amount of busines.  Jeff is also a home builder and he has also seen a rise in the interest in building new homes for individuals which is always a positive sign that the consumer confidence is making a strong come back.


 


The Nashville Real Estate Market


The market here in Nashville TN is bustling with activity at all price points.


 


I wrote contracts this week at just over $220,000 in Murfreesboro and just over $560,000 in Lebanon.  Both were for properties I have listed.


The Governors Club has also featured heavily in my showings recently and resulted in an offer being written for just over $800K.


I also showed property to my clients this week in the following areas/prices: 


 






Mount Juliet- $350k 


Nashville- $700k on the Cumberland 


Nashville- $700k in the West End


Nashville/Brentwood/Franklin- $900K up to $2.1 million


Brentwood- up to $800k






I am also doing extensive research for clients visiting town on 4/11-4/12 shopping up to $2mil. 


 


My calendar in the new TAREG  contact management system website is always full of reminders to keep in touch with clients.  Without it, I would be lost!

It's been a busy week for Dean Williams. He had an appointment with aseller in West End who wanted to talk to Dean to see if it is a good time to sell in Nashville.


Dean also consulted with a home owner about her home in the Treehavencommunity in Antioch and the possibility of a short sale.


Later in the week, Dean met up with a young couple to look at townhomes in LenoxVillage and a foreclosure in Bridle Downs.


Lastly, he is working to help a friend sell her condo that she wants to sell, but hasn't put onthe market.


The Nashville real estate market is very active. Lots of buyers snatching up houses.

Nick Petrocci of The Ashton Real Estate Group of RE/MAX Elite in Nashville TN has been running crazy showing properties all over the Nashville area.  


Last week he added a new listing in Cottontown on Little Bethel Rd.   It is a 3 bedroom , 2.5 bathroom with just over 3000 sq.ft on 5.5 acres, listed at $279,900.  It is ready to bring horses or just come enjoy the quiet countryside.


Last Friday he spent the day working with clients from Ohio to find their perfect house in Hendersonville and Mount Juliet.  They made an offer on the third house they looked.  He got the contract worked out for his clients on a house in Hendersonville at $265k.  He saved them over $10,000!!


Over the weekend.  Nick showed property to a first time home buyer in the Brentwood area around $150k.  And with a client moving back to the Hendersonville area from Canada in the $300k range. They are narrowed down to a search area and should be making a decision soon. 


Monday and Tuesday, Nick worked hard on his follow up calls and emails. 


Wednesday, Nick did a final walk through on a home in the Brentwood/Antioch area.  He also met with some clients from Chicago looking to buy a second home either on the lake or the golf course.  They spent the afternoon looking around Hendersonville-Gallatin area in the $300-400k range. 


Thursday, Nick closed a home with his buyers moving back to Nashville from Korea in the Brentwood/Antioch area at $253k.  His clients couldn’t be more excited with their new home and glad to not be living out of suitcases. He also met some clients in Mount Juliet looking in the $440k range.  They also have a home to sell in the Murfreesboro area, which will hopefully be listed soon.  That evening he met with other members of the TAREG Team for the RE/MAX Regional awards, where the team was announced as the #1 RE/MAX TEAM in TENNESSEE. 


Friday, started with the TAREG Team meeting at All American Pest.  He finalized his Hendersonville contract signatures.  He met local real estate photographer, Kristy Blair, at his listing at 430 Watt Nolan Rd in Cottontown for new pictures before they do a price reduction next week.  Nick finished the day meeting some clients in the Gallatin area to look at a house on 5 acres listed just over $300k. 


 The Nashville Real Estate Market


The market is getting busy here in Nashville, but it is in other areas also.  Nick talked to one of his clients moving here from Memphis, and got the news that their house there is now under contract in less than 30 days.  They will be coming in next week to look at houses in Mount Juliet in the $250k range.  He also spoke with clients moving here from Florida and their house closes in 2 weeks after getting 4 contracts on it in less than a week.  They are looking in the Hendersonville/Gallatin area right at $160k.  Next week he also has clients coming in to look at home in the Murfreesboro area in the $200k range. 


 


Nick wants everyone thinking about buying home in the near future to be able to say in 5-10 years, that they bought a home in 2012 because we have hit our bottom and on our upswing.

Mark had a eventful week with a mixture of viewings, home inspections and a closing.


Saturday was spent helping a family relocating from Nebraska find their dream home with 6 viewings in Hermitage, Nashville and Hendersonville.


These were 3 to 4 bedroom single family homes between $200,000 and $220,000. A offer was made on one property but unfortunately not accepted so viewings continue tomorrow in Hermitage and Mount Juliet.


Mark spent Sunday showing homes in Spring Hill to a couple who have relocated from Chicago and are tired of renting. A second viewing on one home is scheduled for next week with an offer pending.


Mark had a second viewing on an apartment in The Enclave where a contract has been successfully negotiated.


There were home inspection on a home in the Governors Club and a final inspection and walk through on a Condo in Westmeade which closed today for just over $130,000. The new owner is delighted with her new home.

Stacy has been busy the past several days showing homes to a family relocating from Oklahoma.


They have narrowed it down to a few homes that they are very interested in and hopefully will be ready to make an offer soon :-)


Stacy will be showing homes this weekend to a couple that just relocated to Nashville from St. Louis, and she also is working with who is a first time homebuyer pre-approved with Armando SanMiguel at Brand Mortgage. They we will start looking at properties next week and will taking advantage of the new mobile search option so that they can keep Stacy uptodate with any homes they see that they have an interest in!

Jarrod had another busy week in real estate with both buyers and sellers. He showed investment and commercial property to a referral client in Nashville and Old Hickory, then showed homes to four different TAREG clients in Fairview, Hendersonville, Nashville, Spring Hill and Hermitage in addition to showing another referral client some  Hendersonville TN homes


Jarrod is also negotiating a contract on a foreclosure in Spring Hill and is writing an offer today in Donelson.


On the listing front he had a home inspection done on his listing in Hendersonville and is on track to close the beginning of April. He also has a new listing coming on the market in Hendersonville next week and one getting ready in Goodlettsville that should be available in April.

He showed investment homes to a repeat client in Madison and Nashville, wrote an accepted offer on a short sale in Hendersonville and got a contract on his listing in Hendersonville.
