Hard work is paying off for Diana! She is working with a condo buyer (130k), and 2 investors. One closed on a property and has an accepted offer on another property. Both will be listed soon (125K, 115K) Her other investor just had an offer accepted. This shows that the real estate market in Nashville is still providing some great opportunities for buyers and investors alike.

The demand for rental homes seems to on the increase which is a direct result of the change in mortgage qualifications and the fact that people are stiill hesitant about buying a home. The consumer confidence still seems to be erring on the side of caution which means that the time it's taking ahome to sell is overall increasing.

The other side of a real estate market with a large selection of homes available is that the best homes are still the first homes to sell. This means the homes that are move in condition, have minimal negative points, and have great curb appeal. The cream always rises to the top is a great way of looking out how the best homes still sell first. The best homes generally create the most interest and even in a buyers market can result in receiving multiple offers.

 

The other homes that have deffered maintainance and need to get in negotiations to compensate for the lack of continual investment by the seller, are the homes that represent the best opportunity for biiger price reductions. There is an argument that the sellers should spend the money before actually listing the home to remove any of the objections and negotiating points that arise out of the need to fix the issues.
