Murfreesboro home was sold and closed at $160k, and a fabulous listing in Green Hills closed at $492k.

As you can see the team members of The Ashton Real estate Group of RE/MAX Elite in Nashville are still representing home buyers and sellers. Even though there is talk to a slow market it's a fact that a home that is well priced and takes in to account any deferred maintenance issues or other variables can still sell.

With the expertise of our team members, when it comes to listing a home, it some times takes a fresh pair of eyes to come into a home and point out all the small issues that, as part of daily life living in the home, are quite minor but when a buyer is looking for the perfect home these flaws can be enough to turn off the buyer.

With a large selection of homes to choose from, its only natural that a buyer will quickly pass on a home that requires lots of renovation, or even one that just looks a little dirty or has an unkempt feel.

One of the first things a buyer will notice is the general appearance of the home. If it looks like there is yard work that has been avoided for a few weeks or windows that have some flaking paint issues etc then these will be perceived as a reflection on the home owners attitude towards the interior of the home too.

The initial look of the home can set the tone for the rest of the showing. If the house has a really well maintained yard, neatly trimmed hedges, freshly cut grass, clean and shiny windows with no signs of flaking paint etc then this sets up the expectations of the buyer. They are now looking forward to entering a home that will continue and support their good feeling about the home.

If they enter the home and it is clean and tidy and has an aroma of a freshly cleaned house than this will only add to the good feeling that the exterior started. However, the the exterior was good and then the interior of the home smells bad, is neglected or just untidy, this raises the awareness of the buyer and starts them on a path of looking for other issues and problems associated with a neglected home.

Having one of the TAREG agents review your home and point out these problems before you list the home can save you thousands of dollars in the long run. Everyone has jobs that need to be performed on the home, such as the leaky faucet, the carpet that needs stretching, or the hall way that needs repainting. In everyday life these are minor issues. When selling a home these are just red flags and can result in the buyer not even wanting to look past the green carpet or the blue paint.

Spending money taking care of any issues on the front end can help minimize and issues when the home is being shown as well as putting head and shoulders above the other homes that are listed in the same area and similar price range.
