This weeks real estate activities for Barbara B. Childs involved  a closing for a home in Franklin, continued showings in Crieve Hall, and sharing her real estate knowledge by giving a lesson in contract writing and negotiations!   

It is an exciting time to be part of RE/MAX Elite and The Ashton Real Estate Group as the agency undergoes a transformatio to a new and improved RE/MAX Elite under the new ownership of Carrie Zeier and Andy Brown as the managing broker.

30-year fixed-rate mortgage (FRM) averaged 4.10 percent with an average 0.8 point for the week ending October 27, 2011, down from the prior week when it averaged 4.11 percent. Last year at this time, the 30-year FRM averaged 4.23 percent.

15-year FRM this past week averaged 3.38 percent with an average 0.7 point, the same as the previous week when it averaged 3.38 percent. A year ago at this time, the 15-year FRM averaged 3.66 percent.

I wrote up an offer on one of my short sale listings in  Brentwood, no word yet on acceptance.

I met with one of our website Buyer leads and looked some Condos a couple different days then wrote up a contract on a new construction Condo at Shane Point, closing Nov 30th.

I met with one of my old clients and listed her Condo in Brentwood and am also working with her to buy another home.

I met with a Buyer (my friend’s son) and showed him the condo I just listed.

I am following up and talking to many good leads from our website and building a good pipeline for future business. I also am showing homes to another one of our leads next week (if he got loan approval).

Jason is staying busy this fall with buyers and potential sellers.  

He has set up 2 listing appointments next week in Greenbrier and Nashville and is taking advantage of the ability to provide his clients maximum exposure on the web.  

He helped a buyer put a contract on a great fixer upper in Nashville's Salemtown neighborhood.  

Jason is also working with a handful of buyers in the East Nashville and Bellevue areas, and will be spending some time working with a local music producer/client/friend by providing some drums for an upcoming album he is working on.

New clients from Ohio sent have been sent Barbara’s way thru a referral and they are looking at Turnberry homes of Brentwood ($400k).

Barbara also presented a contract on a charming home in The Woodlands this week, negotiations are still underway! 

Showings continue on her co list with Regent Homes for a cute new construction home ($199k).

Barbara’s Sunday will be filled with fun showings in Crieve Hall!  ($200k)

As you can see, The Ashton Real estate Group of RE/MAX Elite, are using the web presence to generate leads and also work their personal referrals to help establish RE/MAX Elite as the #1 real estate company in Nashville.

Cold weather has finally made it's way to Nashville, but I'm trying to keep my real estate activity hot.  

Listing homes for $750k, $160k, and $120k this week!!!  

Also, expecting a contract on a $575k home tomorrow.  I've got lot's of great clients that have come to town already and are approaching a decision, and even more that are promising to come to town soon.  Price ranges are from $200k to $6.9mil.

Activity breeds results.  Make the calls again and again, and for goodness sake do some VFD!

Jarrod had yet another busy real estate week selling homes in Nashville.  

He had a closing in Nashville with clients he met well over 6 years ago which shows that being professional, persistent and dedicated pays off in the long run.

Many of todays real estate clients are in situations that leads them to looking for a long time until their current house sells or they get the job promotion which allows them to move. Just making one call when you first meet a buyer is obviously not enough. You need to stay in touch with your buyers and stay around for the long haul.

Jarrod also just had another HUD home accepted on a home in White House this week and is showing homes to two different clients in Franklin this weekend.

So, even though we are moving

It has been a crazy real estate week for Nick Petrocci.  He moved and closed on his personal house this week which is never a fun time! 

Here's an update from Nick on how the rest of the real estate work week went!

"Monday, I worked with a couple from Montana, who were in town for the husband's interview.  That morning we went from Nashville, to Fairview, to Franklin, to Nolansville.  And it was a great time of year to make that trip.  Then that night they came up to see Hendersonville, Gallatin area.  I showed them my new listing in Hendersonville at 1417 Drakes Creek Rd. I did pick up a little bit of Virtual Floor Duty and picked up some good clients.

I have people I am talking to that are looking to move from Destin, FL, Buffalo, NY, and a

Mark spent the week helping out of state clients planning to relocate to Nashville.

One client from New Orleans is looking for a two bedroom condo / townhouse near downtown Nashville and spent a second day viewing properties.

Another  client from Ontario, Canada viewed a number of three to four bedroom properties around the Donelson area where the children will go to Middle School and High School. Further viewings are planned in the coming days.

Mark is also helping clients from Virginia plan a home seeing tour to find a high end property in the $1,000,000 – $ 2,000,000 price range. This includes a number of properties in the prestigious Governor’s Club Brentwood being considered.
