The real estate market throughout Williamson County is red hot right now, and from January all the way to December of 2016, average home values in the area increased by more than $30,000.

If that’s not quite enough to pique your interest as a potential home seller, though, consider this: over the course of 2016, the average value of a home sold in Williamson County was over $436,000, or more than $242,000 higher than the national median home value right now.

In all, homes sold in 2016 in Williamson County have a combined value of over $2.4 billion, and with this particular part of Williamson County seeing some of the highest employment growth numbers of any large county in the U.S., the market is projected to stay red hot heading into the busy

Inexpensive Renovations Preparing to sell a home on a budget can be difficult. It seems like every repair and staging activity costs at least hundreds, if not thousands of dollars.

Thankfully, not every improvement or renovation has to break the bank! While it can be tempting to want to go all out with a huge bathroom or kitchen remodel because of everything you've seen on TV, these updates rarely fit in the budget or give the desired return.

Each of these seven home fixes can cost less than $100, and will really make your home shine in the right way.

1. Replace Your Baseboards

Painting your walls before selling is a no-brainer, but you should also consider your baseboards. They encounter a lot of dust and dirt from the floor, and the paint will chip over

In case you haven’t noticed, townhouses are in high demand in Nashville right now, prompting local developers to keep pushing forward with building more. Earlier this week, Woodland Street Partners LLC revealed plans to develop a 28-unit townhouse community over on Nashville’s west side, and now, another 20-unit town home project is being planned by Rochford Reality & Construction Co. for a 3.07-acre site over in East Nashville.

Construction for the new development, which will also include 1,900 square feet of retail space next door to the historic McGavock House, is expected to begin within the next 30 days, meaning first delivery for the new townhouses could come as early as this fall.

As noted by The Tennessean, developers are already seeing

Staging and Organizing Garage For many home buyers, the garage is a little like a bonus added on to the home. It may not count into your square footage, but home buyers still expect a lot from the space.

With these six ideas, you can stage your garage in a way that screams efficiency and extra storage.

1. Banish Clutter

Far too many homeowners tend to use the garage as the place where they stash everything that will not fit in other parts of the home. However, people who are coming to look at your home as potential buyers want to see every inch looking clean and organized. On top of this, garage clutter can also be hazardous. Without shelving on the walls, stacked boxes on the floor can topple very easily.

Even if you have to keep certain things in your garage to

With many would-be buyers being priced out of other nearby neighborhoods like 12 South, East Nashville, and Sylvan Park, demand for housing in this particular part of the city has skyrocketed in recent months, and on-going development both on the residential and commercial side of things is also catching the attention of many home buyers in the market looking for the next up-and-coming place to live.

Investing in Nashville Real Estate Earliest this month, national real estate website Zillow listed Nashville as the hottest housing market in the country for 2017, which was hardly surprising to those of us who already live here and have been watching Middle Tennessee’s real estate market sizzle for the past 12 to 18 months.

But along with Zillow, it appears Forbes is also jumping on the Nashville bandwagon, claiming it’s also one of the best places to invest in a home in 2017 as well. According to their release, Nashville ranked 8th overall, attributing 9% annual home price growth and 2.7% annual job growth as the primary reasons why a Nashville home investment this year might pay dividends in both the short and long-term. Also noted was that Nashville has seen a 6% three-year

Making an Offer on a Home Life is complicated. And at first glance, you may also think that purchasing a home is just as complicated. At least, it may seem that way once you realize that a fully executed real estate contract may have a dozen or more pages.

However, the length and detailed information contained within those pages is a good thing because it helps to fully represent the terms agreed upon by the buyer and seller for the protection of both parties. If you are currently searching for a home to purchase and are somewhat concerned about the wording or length of the purchase offer you will be making, the following information may help you gain helpful insight and feel more confident in your role as a buyer.

Picking the Right Home for Your Needs The decision to buy a home is a big one. In fact, home ownership actually represents the single biggest investment likely to be made by most Americans today. The size of this monetary investment alone is more than enough reason why buyers should give some extra consideration to the process.

It makes sense for home buyers to look at their individual situations so they can also factor this information into the process to make sure that the home they purchase is really the very best choice for them, whether it be Lebanon real estate or Watertown homes.

Nashville Real Estate Market in 2017Now that the calendar has officially flipped over to 2017, it didn’t take long for national real estate website Zillow to rank what should be the hottest real estate markets of the new year. Earlier today, Zillow released their annual list of what they project to be the top-performing markets over the next 12 months, which was determined by analyzing how quickly home values are rising in each city, which cities have the lowest unemployment rates and highest job gains, and also which cities have the strongest income growth.

Overall, Zillow expects home values nationwide to jump by 3% in 2017, with many cities in the western portion of the country likely outperforming the national average. Even still, Zillow is also anticipating a very familiar city
