Home Buying Tips in Nashville's Red Hot MarketThe Nashville real estate market has been red hot over the past 12 months, which can largely be attributed to constant job growth and increasing employment opportunities that much of the Middle Tennessee region has seen throughout much of 2016. But with inventory continuing to decline and housing demand seemingly at an all-time high, finding and securing a new home around the Nashville area has become increasingly difficult heading into the new year. So if you’re on the move in 2017 and will actively be looking for a new home or condo somewhere in our local market, here are a few quick tips that you might want to keep in mind as Nashville’s housing market continues to stay hot:

Know the market inside and out

Top Nashville Suburbs in 2016With the end of the year fast approaching, popular schools and neighborhood rankings and review website niche.com recently revealed what they viewed as Nashville’s best suburbs to raise a family in 2016.

While the rankings are of course subjective, analysts at niche.com performed a comprehensive assessment of key factors that are meaningful to home owners and active residents of a community, which include quality of schools, safety, affordability, and access to family amenities. So with that in mind, here’s a brief look at what Nashville suburbs made the cut:

Citing the city’s rapid growth as a key factor, Nolensville also scored an A+ in the public schools category, which can largely be attributed to the area’s brand new high

A new seven-unit townhouse development is expected to break ground in Nashville’s Salemtown neighborhood, according to a recent report from the Nashville Post. Being called 7th & Garfield, the new project is just the latest development to hit this red hot part of Nashville’s north side.

Urban Core Homes and Jackstraw Properties are both behind the new 7th & Garfield development, and initial renderings have also already been released for potential buyers to check out.

Nashville High Rise Construction If you remember plans being revealed in early 2015 about a 25-story high-rise possibly being developed in Midtown, you might be interested to learn that the same developer is now looking to move forward with the project, only in a different location.

The original project site was just recently sold to Vanderbilt University, but according to a recent report from the Nashville Post, developer Ardavan Afrakhteh is currently exploring other options to finally build the sleek new 25-story tower, which could include condos, a boutique hotel, and even some ground level commercial space if the original plan comes to fruition.

Also noted by the Post was that the original Midtown parcels, located at 1912 ,1918, and 1922 Broadway, were purchased by

Work-Live Spaces in Nashville Working from home certainly isn’t a new thing, but it’s a trend that’s starting to be noticed by new home builders more and more, and especially here in the Nashville area where job growth continues to be on the rise.

Franklin’s new Westhaven community features a number of work-live options for small business owners to consider, and home builders are also incorporating similar spaces inside the nearby subdivision of Berry Farms as well, also in Franklin.

In Nashville, Core Development has already recognized the need for more unique work-live options and featured a variety of “live-make” townhouses over at the fabulous new Six10 Merritt and 1260Martin developments, both in the up-and-coming Wedgewood-Houston neighborhood

Staging Tips for Closets & Bathrooms So much of the staging advice published online is focused on full rooms, kitchens and the front yard. If you want to appeal to home buyers shopping in your community, you need to have every inch of the home in order, including your bathrooms and closets.

These tips will help you show off the comfort and storage options your home has to offer.

A lot of people just add storage and fixtures to their bathrooms and closets as needed. If you want to sell quickly, this attitude must go. Your goal is to give your bathrooms and closets a similar feel, as if everything was purchased at the same time and designed to work well together. If possible, invest a little money into matching hangers and coordinating baskets.

Marketing a Farm or Land for Sale As the owner of a farm, you may already understand the particular challenges involved in selling larger tracts of land. Not only is the buyer pool for farms much smaller than for other types of real estate, but the property can also be harder to reach.

Unless the farm borders on a busy state or interstate highway, traditional techniques such as signage and open houses that work when selling a home in Brentwood are unlikely to result in obtaining 100% of viable leads. But, with creative marketing strategies designed to precisely target likely buyers, farm owners can still enjoy an enhanced selling experience.
