Downtown Nashville LoftsAlthough downtown Nashville has any number of spectacular housing options for home buyers to consider—see Twelve Twelve or Icon in the Gulch for example—there’s just something about an authentic loft space that fits the Nashville landscape perfectly. Whether it’s the classic urban look and feel of a downtown Nashville loft conversion or perhaps the unbeatable location that puts many lofts dwellers in the city just steps from all the fun and excitement that surrounds the downtown area, it’s hard to argue against settling for a unique and stylish Nashville loft space should you happen to be looking for a new place to live in the heart of Music City.

But like much of downtown Nashville real estate landscape, loft inventory in the city is rather scarce right

Charlotte Avenue Corridor DevelopmentReports from the Nashville Post earlier this week indicate a large industrial property on an up-and-coming stretch of Charlotte Avenue in Nashville could be converted to residential development sooner rather than later.

As the former home of Madison Mill Inc., the property at 42nd Avenue and Charlotte was recently acquired by Nashville-based Stonehenge Real Estate Group, who could be looking to bring both an apartment building and a collection of single-family homes to the 7.1 acre site.

Noted in the report is that the property has been completely vacant since earlier this year, when Madison Inc. moves to another industrial park in nearby Cheatham County.

For now, no other details about the possible project have been released, although Stonehenge plans to

Murfreesboro Gated Homes For SaleIt’s hard to argue the appeal and desirability of gated communities, as most seem to offer that added sense of security, privacy, and exclusivity that just about any home buyer out there wouldn’t mind having in a new place to live. And according to numbers from the U.S. Census Bureau's American Housing Survey, the popularity of gated homes seems to be dramatically increasing all over the country.

Back in 2009, roughly 11 million households lived in a gated community—up from just over 7 million back in 2001. In addition, as widespread development continues in the post-recession era, more and more developers are looking for ways to attract new home buyers in today’s ultra-competitive real estate market, which often means incorporating additional amenities,

Susan Kirby and Ben Kirby of The Ashton Real Estate Group of RE/MAX, the #1 #RealEstate team in #Nashville and #Tennessee, the official team of the Tennessee #Titans and exclusively endorsed by Barbara Corcoran, listed a friend's home in Nolensville this week.  When the homeowner moved in almost 2 years ago, she added hand scraped hardwood floors in the dining room, painted the entire home, and invested money in the crawl space to make sure it was dry and well insulated.  It was all money well spent because the 1st day on the market, she had two offers!  The homeowner has accepted a full price offer that was $25,000 more than she paid less than 2 years ago!!

Susan was aggressive in pricing the home but with her creative marketing plan

East Greenway Park, Nashville

Earlier this week, Aerial Development Group revealed plans to develop a 10-acre community in East Nashville that will include 62 cottage-style homes that range from 1,250 square feet to 2,400 square feet. The project, being called East Greenway Park, will be Aerial’s largest project to date in the company’s short five year history, not to mention the largest cottage-style development to hit the East Nashville area as well.

Along with all the charming cottages, the 1,300 square foot home at the corner of Eastland and Rosebank will also be restored or rebuilt by Aerial, which will eventually be commercial space for perhaps a coffee shop, cafe, or bakery.

Perhaps the biggest selling points behind homes for sale at East Greenway Park will be the

Nashville Real EstateAs we distance ourselves further and further away from the recession, there’s no doubt Nashville’s real estate market continues to get stronger and stronger in just about every aspect. Home sales are up, median prices are up, and the city’s pent up demand finally seems to be making moves in what’s been one heck of a year so far in the housing industry.

But along with an impressive real estate rebound that’s still on-going, Nashville has also made significant strides in various other industries as well, consequently earning a spot on Forbes “Best Places For Business and Careers” list for 2015.

Coming in at 28th place overall, the Nashville market seems to be firing on all cylinders, ranking 6th in the country for job growth (3.6%), 66th in education, and

Williamson County, TN HomesAccording to data recently released from the Williamson County Association of REALTORS®,  home sales in Williamson County exceeded 500 closings for the fourth straight month, increasing year-to-date numbers by a whopping 18.6%.

In all, nearly 570 homes were sold in the Williamson County area in August, breaking a previous sales record of 493 homes set back in 2005. As mentioned in a report from WCAR News Central, there were only two months during all of last year with more than 500 homes sold, further demonstrating hot the market has been not only in Nashville, but in many of its surrounding communities as well.

In addition to just the number of home sales, the median home price is also up 9% from last year’s figure of $380,000, making it the ninth
